Morteza Capital is a boutique hotel investment, development and advisory firm specializing in hospitality and real estate investments in the Maldives. We provide investors with access to exclusive acquisition and development opportunities and assist throughout the investment lifecycle, from planning and executing new developments through to exit.
Hotel & Real Estate
Currently our primary focus is on opportunistic resort investments in the Maldives islands, which are hailed as one of the most attractive hotel destinations globally.
We invest in opportunities we believe to have potential to generate out-sized returns through value creation, with asymmetric risk-reward profiles. We generally seek to acquire assets at a discount to market with a particular focus on distressed opportunities.
Direct hotel and real estate investments
Morteza Capital currently provides access to direct equity and debt investments in the Maldivian hospitality market. These range from equity stakes in new resort developments to acquisition of operating hospitality assets and debt placements. Each investment is thoroughly underwritten and executed by the Morteza Capital team on behalf of investors.
Maldives Hospitality Income Fund I
Maldives Hospitality Income Fund I is the first regulated hotel investment vehicle in the Maldives, focusing on high-yield debt investments in hotels. Backed by high quality hospitality assets, this fund will provide investors with secured, reliable income streams.
We advise on achieving the optimal capital structure for a project, in order to ensure that each project maximizes returns.
With our in-depth understanding of local environment, we help clients from the very early stages of feasibility studies to site acquisition and project execution.
Hotel Operator Selection
We assist in sourcing the most suitable hotel operator for each project, and negotiate the best terms to achieve an optimal return on your capital.
Once a property is operational, we assist asset owners to realise the full potential of their investments through a continuous process of value creation and enhancement through optimising the hotel’s operational, financial and capital efficiencies to maximise profits and investment returns, benefiting both owner and operator.
We are committed to making a difference through our investment expertise, and are proud to sponsor projects that impact the localities that we work in. We are particularly active in seeking solutions that reduce the carbon footprint of the hospitality value chain, including financing renewable energy, and supporting cleaner transportation and logistics.
